We assess identity information, stated purpose, dates, occupancy, communication quality, and signs of misuse before acceptance.
Pricing and occupancy discipline
We price for sustainable demand, use minimum-stay controls when needed, and avoid underwriting that depends on perfect occupancy.
Turnover and condition checks
Cleaning is paired with supply review, visible-condition checks, and issue reporting—not treated as a basic reset.
House rules and noise control
No parties, smoking, or unauthorized guests. Quiet hours are set from 10:00 PM to 8:00 AM unless a property requires stricter terms.
Financial reserves and records
Each unit should maintain operating reserves, clean bookkeeping, documented expenses, and performance tracking.
